Most houses today are designed to fit the lifestyle of young people. When these young people grow older, they will have a hard time adapting to their house. As a solution for this problem, most people can and do build their houses into more senior citizen friendly versions because their plan is to remain there. It’s better to do so now as oppose to retro-fitting these features later.
Without a structured philosophy to get you from point A to point Z, you may find yourself lacking one or both aspects of this philosophy in the design process. There is nothing worse than a home with a horrible form and flawed function. The “form follows function” philosophy governs good house designs.
Per Square Foot Example. You want a home of 3,500 sq ft heated space on a slab foundation. At $2.00 a foot, the cost will total $7,000 for heated space. If using square foot under roof calculations, an additional 15-30% is normal and bring the cost to a neighborhood of $10,000 plus. If you want a basement foundation, the cost will increase.
Duplexes provide the awesome advantage of being mindful to the widespread phenomenon of overcrowding. By not occupying too much space horizontally, but expanding skywards, they enable the intelligent use of living space. To boot, they often provide their inhabitants with a great view of the city skyline and chic little balconies and terrace, where one can enjoy one's morning coffee, safely above the bustle of the waking city.
