Needs may include: two story floor plan, 2 car garage, large family room, kitchen with breakfast area (additional dining areas may or may not be worthy of valuable sq ft), 4 bedrooms including master bedroom, master bedroom on main floor, powder room, laundry on main level, study/ office. Wants may include: fireplace in the master bedroom, bonus room above the garage, guest bedroom (consider how many bedrooms are actually needed based on family size), game room. One way to get the maximum bang for your design is to consider combining needs and wants into multipurpose rooms. A good example would be to design a room to serve as a study or office (the need) that also function as a guest bedroom (the want) when the homeowner see fit to use it as such. In another example, the bonus room and game room could easily be the same room which makes that space multi-use as well.
There are other factors to determine the perfect size home. How many bedrooms will you need. More importantly, what are the minimum sizes for each bedroom. Will you need a one-story or two-story home to fit your lot and cover your room requirements?
Mudroom – Provides the homeowner a place to use as a buffer between the outdoors and the homes interior. Mudrooms serve as a docking area to drop off keys, jackets & coats, dirty shoes, umbrellas, and other knick-knack items without dragging these things into the main part of the home. Bonus room – If the floor plan design allows for this, by all means, include this space. A house plans with a bonus room has a built-in addition already included in the design. It gives the homeowners the ability to personalize this room to their liking, with bonus room ideas of their own.
The designer only provide construction documents and work with the homeowner or with a builder determined by the homeowner. Plans are drawn to the specifications of the homeowner but at a lesser degree of detail. However, the amount of detail is only limited by the budget which the homeowner has determined for a set of house plans.
